Woodridge, IL Real Estate Market Update

Here is a look at what is going on in Woodridge, IL over the past six months.  As usual these market updates take a look at “Active” “Under Contract” and “Sold” properties for Type 1 and Type 2.  These statistics look at median and average price, market time, # of units, and high/low price.  This is a general idea of the community and can be done for your specific neighborhood/subdivision.  Absorption rates is another way to look at how the market is progressing.  I just posted those a few weeks ago and should be doing that again at the end of the month.  Let me know if you have any questions.

Wheaton, IL Real Estate Market Update

Here is a look at the Real Estate Market over the past 6 months in Wheaton, IL.  As usual we are looking at the past 6 months in sold and under contract as well as the currently active listings.  We’ll be looking at Type 1 and Type 2 properties.  I examined the absorption rates for 10 Western Suburbs last week and Wheaton was included in those statistics.  Let me know if you have any questions or if you’d like me to take a closer look at your community.

Absorption Rates for 10 Western Suburbs of Chicago

Let’s take a look at 10 Western Suburban communities and their absorption rates. Last week we took a look at 10 neighborhoods of Chicago. A healthy number is somewhere between 22-28 weeks. Most of these communities are not as high as I expected. Lisle is the only community that has over a years worth of inventory. Naperville and Wheaton have the lowest at around 7 months. I expected that as they always seem to be the most popular of Western Suburbs. Downers Grove is looking stronger in both property types right around 40 weeks for both. The first graphic is for Type 1 properties and the second looks at Type 2. In the second graph we see the numbers all over the board. I expected that as well just because most of these communities are so dominated by Single Family Homes that the condos and townhomes take somewhat of a backseat. Westmont, IL Real Estate Market Update

Let’s take a look at Westmont, IL Real Estate over the past six months. As always we will be looking at total number of units, market time, median vs. average sales price and high vs. low price. All stats are taken from MLSNI for property Type 1 and Type 2. Westmont is a Western Suburb of Chicago. It is East of Downers Grove and West of Hinsdale and Clarendon Hills. The Burlington Northern Santa Fe Metra line runs through downtown Westmont. Wonderful parks and lots of new construction in Westmont. Similar to Downers Grove just a smaller community. Lisle, IL Real Estate Market Update

Here’s a closer look at the Lisle, IL 60532 Market Update. As usual we are looking at the past 6 months. Active Listings along with Sold Properties and Properties Under Contract. The total # of units for each category, the market time in days, the Median Sales Price vs. the Average Sales Price as well as the High & Low list price or sale price for fun. The first graphic will be for Type 1 properties and Type 2 will be represented in the second graphic. I used to add in absorption rate but decided to take that out and put it in its own post. Felt it was important enough to emphasize alone. I can always break this down for any specific neighborhood in or around Chicago, all you have to do is ask and I’ll put it together for you.
