Here is a month to month look into the number of days on market of the average detached single family home sold in Lisle, IL for 2008:
To be honest I thought these numbers were going to be higher. January through March we saw days on market in the mid to high 70’s. That was also the case for the most part in May, June, September, October & December. Now granted we look at a month like December where only 2 properties Closed and you have to take it all with a grain of salt. But overall it looks like DOM (days on market) for the year averaged out to 75.5 days. So we’re looking at 2.5 months. I like that there was no difference between the “slower” winter market and the “hotter” spring/summer market. Maybe this will help people next winter if they are looking to put their home on the market.
Now, take this into account in combination with the # of Active, New and Closed listings and you get a more complete picture. I also like to look at the Median vs. Average Sales prices of home in any city I’m comparing. As far as the overall mood of whether it is a buyer or seller’s market my favorite is the Monthly Supply of Inventory also known loosely as Absorption Rate.
