Let’s take a look at 10 Western Suburban communities and their absorption rates. Last week we took a look at 10 neighborhoods of Chicago. A healthy number is somewhere between 22-28 weeks. Most of these communities are not as high as I expected. Lisle is the only community that has over a years worth of inventory. Naperville and Wheaton have the lowest at around 7 months. I expected that as they always seem to be the most popular of Western Suburbs. Downers Grove is looking stronger in both property types right around 40 weeks for both. The first graphic is for Type 1 properties and the second looks at Type 2. In the second graph we see the numbers all over the board. I expected that as well just because most of these communities are so dominated by Single Family Homes that the condos and townhomes take somewhat of a backseat.
